Defining the Real Estate Requirement
CMA collaborates with our clients’ real estate group or executive leadership to define the ideal location, size, physical presence and configuration to best meet the customers’ specific needs and anticipated short or long-term requirements.
Programming/Space Planning
CMA helps define the space requirements for the potential location as well as the most efficient layouts for office staff, warehouse logistics, retail circulation or medical/clinical operations. We assist the space planning/architectural professionals in both conceptual location modeling and in providing site specific input to achieve the best possible design and fit.
Site Search & Selection
Market Research
CMA provides our clients up-to-date market research on all local, regional and national levels. We cover urban, suburban and rural markets across the United States for every size requirement in the office, industrial, medical and quasi-retail sectors.
Labor Research
As may be necessitated by the nature of the space requirement, we assist our clients in researching and qualifying the geographic areas or cities that best match their ideal labor force demographics.
Incentive Analysis
CMA assists our clients in understanding and qualifying the economic incentives that might be available for a particular site, city, region or state, or for a particular type of use or employee level. We can create competition between comparable sites to foster the best possible incentive package for the requirement.
Requests for Proposal
Once the site selection process narrows down the alternatives, and as may be appropriate in a particular market, CMA develops a detailed lease or sale Request for Proposal incorporating all terms that the competing properties will be required to address.
Negotiation of Offers/Contract
CMA uses its expertise in negotiating the best possible lease or sale terms for our clients.
Creation of Competition
Our positioning as market outsiders enables us to create competition where none may exist. As we never represent landlords, we owe no allegiance or deference to local or national ownership entities and can thus drive prices below what may be the local “gentlemen’s agreement” rate.
Negotiation of Terms
CMA analyzes all factors of the submitted proposals: Sale price, sale leasebacks, rental rates, rent abatement, operating expenses, load factors, options to purchase, options to extend, options to contract, options to terminate, tenant improvements, subleasing, signage and identity, and all other terms as are most important to the client or requirement.
Operating Expense/Tax Review
CMA’s input into the comparative operating expense and tax basis of individual and competing properties will enable a more precise analysis of the overall cost basis of the alternatives. Current and historical tax and expense information will ensure that NNN and base year calculations are taken into account in the evaluations and are accurate. Additionally, we will negotiate from an extensive list of operating expense exclusions to benefit the bottom line.
Tenant Improvement
CMA uses our decades of experience in negotiations and market analysis to negotiate the best tenant improvement package for our clients. With consideration of our client’s preferences and current market conditions, we secure the optimum tenant improvement allowance, turnkey or build-to-suit terms along with an analysis of any above or below the ceiling qualifiers or vanilla shell packages.
Lease/Sale Analysis
After all of the competitive offers have been received, CMA provides a head-to-head financial and terms analyses of the properties and offers our input into qualifying the options and appropriate responses.
Contract Review
Once an agreement on terms has been reached, CMA assists our clients’ legal team in lease, work letter and purchase contract negotiations. Our commitment is to stay involved in the process until it is complete. We do not hand over the work to the attorneys and ask them to “call us” when it is complete.
Move-In/Move-Out
CMA assists our clients staff in the negotiation of lease commencement and early occupancy terms as well as in the repair obligations that may arise on move-out.
